Roof Repair vs Replacement: How to Decide in Florida

Repair your roof if the damage is small, the roof is fairly young, and the rest of it is in good shape. Replace it if the roof is near the end of its life, the damage is spread out, or you keep paying for one repair after another.
That's the simple rule. In Florida, a few other things come into play too, like state roofing rules and how insurers look at roof age. Here's how to think it through.
Start With Your Roof's Age
Age is the first thing we look at. Here's roughly how long roofs last in Central Florida:
- Asphalt shingles: about 15 to 20 years
- Metal: about 40 to 70 years
- Concrete tile: about 25 to 40 years
- Clay tile: about 40 to 50 years or more
If your shingle roof is 7 years old and lost a few shingles in a storm, repair makes sense. If it's 18 years old and leaking in three spots, you're likely throwing money at a roof that's almost done.
When Repair Makes Sense
A roof repair is usually the right call when:
- The damage is in one small area
- The roof is well under its expected lifespan
- A few shingles or tiles are missing or cracked
- Flashing around a vent, pipe, or chimney has failed
- The decking underneath is still solid
- The leak has a clear, single source
Small repairs done fast are one of the best deals in home care. A cheap fix today can stop rotted wood, mold, and ceiling damage later.
When Replacement Makes More Sense
A roof replacement is usually smarter when:
- The roof is close to or past its expected lifespan
- Shingles are curling, cracking, or losing granules all over
- You've had several leaks in different places
- The roof deck feels soft or sags in spots
- You can see daylight through the roof boards in the attic
- Repair costs are adding up year after year
- Storm damage covers a large part of the roof
Here's a gut check. If you've paid for repairs two years in a row and the roof is past the midpoint of its life, start planning for a new one.
Florida's 25 Percent Roof Rule
Florida has a rule that affects big roof repairs. You'll hear roofers call it the 25 percent rule.
For years, the rule worked like this. If 25 percent or more of a roof section needed repair or replacement, the whole roof section had to be brought up to the current building code. In many cases that meant a full replacement, not a patch.
State law changed that in 2022. Now, if your existing roof was built, repaired, or replaced to the 2007 Florida Building Code or a later version, only the part being repaired has to meet the current code. That's true even if the repair covers 25 percent or more of the roof.
So what does that mean for you?
- Newer roofs (built to the 2007 code or later) can often be repaired in larger sections without forcing a full replacement.
- Older roofs may still face stricter rules when a big portion needs work. Your local building department makes the final call.
This is a big reason to keep your roof permit and records. They help prove which code your roof was built to.
How Roof Age Affects Your Insurance
Roof age also matters for your home insurance in Florida. Here's what state law says:
- An insurer can't refuse to issue or renew your policy just because your roof is less than 15 years old.
- If your roof is 15 years or older, your insurer must let you get a roof inspection by an authorized inspector, at your own cost, before it can require a new roof as a condition of coverage.
- If that inspection shows your roof has at least five years of useful life left, the insurer can't refuse to issue or renew your policy based on roof age alone.
For this rule, roof age counts from the last time the whole roof was built or replaced.
This matters when you're on the fence. A repair might keep your roof going for now. But if your roof is near 15 years old and your insurer is asking questions, it's worth knowing where you stand. An inspection can help you decide.
What About Storm Damage?
Storm damage can tip the scales toward replacement. Wind can loosen shingles across the whole roof, even if only a few blew off. Hail and flying debris can cause damage you can't see from the ground.
If a storm hit your home, have your roof checked soon. Florida law sets deadlines for property insurance claims. For a new or reopened claim, you must give notice within one year after the date of loss. For a supplemental claim, it's 18 months. For hurricanes, the date of loss is the date the storm made landfall.

Quick Decision Checklist
Lean toward repair if most of these are true:
- Roof is less than halfway through its expected life
- Damage is in one spot
- Decking is solid
- This is your first real repair
Lean toward replacement if most of these are true:
- Roof is near or past its expected life
- Leaks or wear show up in several places
- Decking is soft or rotted
- You've paid for repairs more than once lately
- Your insurer is raising concerns about the roof
Quick FAQ
Can I just replace part of my roof?
Sometimes. It depends on the damage, the roof's age, and which code it was built to. Matching old shingles can also be tricky, since colors fade over time.
Is it cheaper to repair or replace?
A repair costs less today. But on an old roof, repairs can add up and still leave you needing a new roof soon. Our roof replacement cost guide can help you compare.
