How Much Does a Roof Replacement Cost in Central Florida? (2025 Guide)

This is the question almost every homeowner asks before they call a roofer — and it’s a fair one. You want a ballpark before you pick up the phone.

Here’s the honest answer: a full roof replacement in Central Florida typically runs between $8,000 and $25,000 for a standard residential home. Most jobs land somewhere in the middle. The range is wide because the price depends on several things, and we’ll break all of them down here.

This guide covers what actually drives the cost, what to expect by material, and what red flags to watch for when you’re getting quotes.

What Drives the Cost of a Roof Replacement

Size of Your Roof

Roofing is priced by the square — one square equals 100 square feet. A 1,500 sq ft house doesn’t have a 1,500 sq ft roof. Pitch, overhangs, and complexity add surface area. Most single-story homes in Central Florida have roofs between 1,800 and 2,800 square feet. Larger homes push higher.

Roofing Material

Material is one of the biggest cost variables. Asphalt shingles are the most affordable. Metal roofing costs more upfront but lasts 2–3x longer. Tile falls somewhere in the middle depending on whether you’re going with concrete or clay.

Roof Complexity

A simple gable roof is faster and cheaper to replace than a roof with multiple valleys, dormers, skylights, or steep pitch. More complexity means more labor and more material waste. If your roof has a lot going on, expect the quote to reflect that.

Decking Condition

We don’t know what’s under your shingles until we tear them off. If the plywood decking is rotted or damaged from moisture, it needs to be replaced before the new roof goes on. This is a common add-on cost — not a surprise if you’ve had ongoing leaks, but something to budget for.

Number of Layers to Remove

Florida building code allows up to two layers of roofing. If your home already has two layers, both have to come off before the new roof goes on. Tear-off adds labor and disposal costs.

Roof Replacement Cost by Material in Central Florida (2025)

Asphalt Shingles: $8,000–$14,000

The most popular choice for Central Florida homes. 3-tab shingles are at the low end; architectural (dimensional) shingles run a bit higher but are more durable and look better. As a Preferred Owens Corning Contractor, we use Owens Corning shingles as our primary product — they’re built for Florida’s UV and wind exposure.

Expect asphalt to last 15–20 years in Florida’s climate with proper installation and ventilation.

Metal Roofing: $14,000–$25,000+

Metal costs more upfront, but lasts 40–70 years. If you’re in your forever home or planning to sell in the next few years, metal has a strong value argument. It also performs better in hurricane conditions — a legitimate concern in Central Florida.

Standing seam metal is the premium option. Metal shingles offer a similar lifespan at a slightly lower price point with a more traditional look.

Tile Roofing: $12,000–$22,000

Concrete tile is the more affordable tile option and common on many Central Florida homes. Clay tile costs more but can last 50+ years. Both are heavier than asphalt — your structure needs to be rated for it, which is something we verify before installation.

If you’re replacing tile, keep in mind that the underlayment typically needs replacement even if the tiles themselves are reusable.

Costs People Don’t Always Plan For

  • Decking replacement: $2–$4 per square foot for rotted or damaged plywood
  • Permit fees: Required in Florida for roof replacements. We handle the permit — cost is typically included in the estimate
  • Gutters: If your gutters are aging, replacing them at the same time as the roof makes sense. We offer gutter services
  • Additional layers: If you have two existing layers, tear-off adds to the total

Red Flags When Getting Roofing Quotes

Not all quotes are equal. A few things to watch for:

  • No physical inspection before the quote. A legitimate contractor can’t give you an accurate number without looking at your roof.
  • Pressure to sign same-day. Storm chasers use this tactic after hurricanes. Take your time.
  • No license or insurance. Ask for both before signing anything. In Florida, a roofing contractor must be licensed. You can verify at myfloridalicense.com.
  • Unusually low quotes. A number that’s 40% below everyone else usually means cheap materials, shortcuts on installation, or a contractor who won’t be around when there’s a warranty issue.

What About Insurance?

If your roof was damaged by a storm, your homeowner’s insurance may cover part or all of the replacement. We’ve been working with insurance companies for nearly 40 years. We help document damage, provide detailed estimates, and can communicate directly with your adjuster.

Age and wear aren’t typically covered — but storm damage usually is. If you’re not sure whether your damage qualifies, call us first. We’ll give you an honest read.
