How much does a roof replacement cost in Central Florida?

Do you offer financing?

Yes. We work with financing partners to make roof replacements manageable. Ask about your options when you call or during your free estimate — we'll walk you through what's available.

Is the estimate really free?

Yes. Free means free. No pressure, no obligation. We show up, assess your roof honestly, and give you a clear number. If you don't need anything, we'll tell you that too.

REPAIR VS. REPLACE

How do I know if I need a repair or a full replacement?

That's exactly what our free inspection figures out. We look at age, condition, damage extent, and remaining lifespan. Sometimes a few hundred dollars in repairs buys you several more years. Sometimes replacement is the smarter investment. We'll tell you which one straight — no upselling.

My roof is 15 years old. Does it need to be replaced?

Not necessarily. In Florida's climate, asphalt shingles typically last 15–20 years — but a well-maintained 15-year roof might have a few good years left. A 12-year roof with storm damage might not. Age is one factor. Condition is the real answer, and we can't tell you that without looking at it.

Can you fix just part of a roof?

Yes. Partial repairs are common — damaged sections, flashing issues, specific leak spots. We'll tell you honestly if the repair makes sense long-term or if you'd be throwing money at something that needs a full replacement anyway.

INSURANCE & STORM DAMAGE

Do you work with insurance companies on storm damage claims?

Yes — we've been doing this since 1988. We help document the damage, provide detailed estimates, and can communicate directly with your adjuster. The goal is making the process as smooth as possible and making sure you get fair coverage.

There was a bad storm last night. What should I do?

Call us. We offer same-day response for urgent storm situations. Don't wait on a leak — water damage compounds fast. In the meantime, document everything you can see with photos before you touch anything. That helps with your insurance claim.

Will my insurance cover a full roof replacement?

It depends on your policy and the cause of damage. Storm damage is typically covered; wear and age usually isn't. We can help you understand what you're working with and how to document your claim properly. We're not insurance agents — but after 40 years, we know the process well.

THE PROCESS

How long does a roof replacement take?

Most residential replacements take 2–4 days. Larger homes or complex roof lines take longer. Weather in Florida can push timelines. We'll give you a clear estimate before we start and keep you posted throughout the job.

Do I need to be home during the replacement?

Not for most of it. We do need you available at the start and end of the job. Beyond that, our crew handles things — we'll leave your property as clean as we found it.

What happens after you finish?

We do a full cleanup, walk the property with you, and go over the warranty — our workmanship guarantee plus the manufacturer warranty on materials. We're a family business that's been in this community since 1959. We're not going anywhere.

Are you licensed and insured?

Yes. Fully licensed, bonded, and insured. We're a Certified Professional Roofing Contractor (CPRC), A+ rated with the Better Business Bureau, and members of the St. Cloud Chamber of Commerce. You can verify any of that before you call us.

MATERIALS

What roofing materials do you use?

We're a Preferred Owens Corning Contractor, so we use their shingles as our primary product — built to handle Florida's sun, rain, and wind. We also work with metal roofing and other materials. We'll match the right material to your home, budget, and how long you plan to stay in the house.

How long does a roof last in Florida?

Asphalt shingles typically run 15–20 years here. Metal roofs can go 40–50 years or more. Florida's climate is tough on roofing — the UV exposure alone accelerates wear more than in northern states. That's why material quality and proper installation matter more here than anywhere.

Do you handle gutters too?

Yes. Gutter installation, repair, and maintenance. It's worth handling gutters and roofing together — a new roof with failing gutters defeats the purpose.
