Signs You Need a New Roof: 10 Warning Signs for Florida Homes

The clearest signs you need a new roof are age, widespread wear, and leaks that keep coming back. If your shingle roof is 15 years or older and you're seeing curling shingles, bald spots, or water stains inside, it's time to start planning a replacement.

Florida sun, heat, and storms wear roofs down faster than in much of the country. Here are the signs to watch for, from the ground, from the attic, and inside your home.

1. Your Roof Is Getting Old

Start with the calendar. In Central Florida, here's roughly how long roofs last:

  • Asphalt shingles: about 15 to 20 years
  • Metal: about 40 to 70 years
  • Concrete tile: about 25 to 40 years
  • Clay tile: about 40 to 50 years or more

Don't know your roof's age? Check your closing papers or call your county's building department. Roof permits are often on file. If your roof is within five years of the end of its range, keep a close eye on it.

2. Shingles Are Curling, Cracking, or Buckling

Healthy shingles lie flat. As they age in the Florida sun, they dry out. The edges curl up or the middle bows. Cracks show up. Curled shingles catch wind more easily and can let water slip under.

A few bad shingles can be repaired. If you see it all over the roof, the shingles are wearing out as a group.

3. Granules in Your Gutters

Asphalt shingles are covered in small granules that look like coarse sand. They shield the shingle from UV rays. Over time, they wash off.

If you see piles of granules in your gutters or at the end of your downspouts, your shingles are losing their protection. Dark, bald patches on the roof mean the same thing. Once the granules are gone, the shingle breaks down fast.

4. Missing Shingles After Every Storm

Losing a shingle or two in a big storm happens. But if shingles blow off every time the wind kicks up, the sealant holding them down has likely failed. That's a sign of an aging roof.

After a storm, take a walk around your home and look for shingles in the yard. Don't climb up there yourself. If you find damage, our storm damage repair team can take a look.

5. Water Stains on Ceilings or Walls

Brown rings on the ceiling are a classic leak sign. So is peeling paint near the top of a wall. Sometimes the leak is a simple fix, like a cracked boot around a vent pipe. But if stains show up in more than one room, or keep coming back after repairs, the roof may be failing.

6. Daylight or Damp Spots in the Attic

Your attic tells you a lot. Grab a flashlight on a dry day and look for:

  • Light coming through the roof boards
  • Dark stains or damp spots on the wood
  • Mold or a musty smell
  • Wet or matted insulation

Any of these means water or air is getting in where it shouldn't. Be careful up there. Step only on the framing, not between it.

7. A Sagging Roof Line

Stand back and look at your roof line from the street. It should be straight. A dip or sag can mean the roof deck has rotted or the structure is weak. This is serious. Have it checked right away.

8. Moss, Algae, or Dark Streaks

Dark streaks on Florida roofs are often algae. It's mostly a looks issue at first. But moss and heavy growth hold moisture against the roof, which can speed up wear. On an older roof, heavy growth plus other signs can point toward replacement.

9. Your Energy Bills Keep Climbing

A worn roof with poor ventilation lets more heat into your attic. That makes your AC work harder. If your power bills are rising and your attic feels like an oven, your roof and attic may be part of the problem. Good ventilation and attic insulation can help.

10. Your Insurance Company Is Asking About Your Roof

In Florida, roof age matters to insurers. State law says an insurer can't refuse to issue or renew your policy just because your roof is less than 15 years old. Once a roof hits 15 years, your insurer must let you get a roof inspection by an authorized inspector, at your cost, before it can require a replacement. If the inspection shows at least five years of useful life left, the insurer can't refuse coverage based on roof age alone.

So if your roof is near 15 and your insurer is asking questions, an honest inspection is the first step. It tells you whether you have years left or whether it's time.

One Sign or Several?

One sign alone doesn't always mean a new roof. A single leak or a few missing shingles can often be fixed. Our roof repair team handles that every day.

But when you see several of these signs at once, especially on an older roof, a replacement is usually the better value. You stop paying for patch after patch. You get a roof built to today's code. And you get peace of mind when storm season rolls around.

Quick FAQ

Can a roof look fine and still need replacing?

Yes. Damage under the shingles, worn underlayment, or soft decking can hide from view. That's why a hands on inspection matters.

How do I pay for a new roof?

If storm damage is involved, your insurance may help, and we work with adjusters on storm claims. We also offer financing options.

Should I wait until my roof leaks?

We wouldn't. By the time water shows up inside, it may have already damaged the deck or insulation. Planning ahead also lets you pick your timing instead of rushing after a storm.
